Store-bought AC cleaning spray – worth it, and how is it used correctly?

Militari, Crângași, 9,000 BTU Gree, 2 years old, bedroom. I want to do something myself between sanitisings. Worth it? How do I use them so I do not break anything? Or is it a waste of money? See current rates on the Prices page.
What is really happening
The spray foam dissolves the thin film of dust and grease on the first centimetres of the fins, then gets 'rinsed' by the condensate produced at the next Cool run. That is all. Mature biofilm – an adherent matrix of bacteria and fungi – does not come off without mechanical action (pressure, brushing), and the fan roller, the most contaminated component, is not reachable through the grille. On a dirty unit the spray partly softens the layer, which then releases more volatile compounds – hence the 'it smelled worse for a week' we hear often. Environmental agencies warn that the effectiveness of biocides sprayed into air systems is unproven and that dead mould remains allergenic; manufacturers prohibit solvents and allow only water with neutral detergent on the indoor unit. So: on a freshly sanitised unit, a mild spray every 2 months is acceptable; on a dirty one, no.
- Switch off and follow the safety instructions in the manual.
- Wash only filters identified as washable by the manufacturer.
- Let them dry as instructed before refitting.
- EPA warns that the effectiveness of biocides sprayed into air systems has not been demonstrated and their health effects are uncertain. [US EPA, 2024]
- Mould remains allergenic even when dead, so merely 'killing' it with a spray does not solve the problem – it must be physically removed. [US EPA, 2024]
- The blower (cross-flow fan) is the most fungus-contaminated component of a split unit, more than the filter or the front of the evaporator. [Indoor Air, 2023]
- Manufacturers prohibit benzine, thinner, scouring powder or insecticide on the indoor unit; only water and neutral detergent are allowed. [Mitsubishi Electric, 2020]
What we do on site
- Our sanitising is the zero point from which a spray makes sense: collection cover, cleaning solution, pressure wash in place of evaporator, roller, pan, sanitising solution.
- Outdoor unit, washed in place.
- We show you exactly where you can spray (evaporator face) and where not (circuit board, motor, temperature sensor).
- See current rates on the Prices page.
What you can do yourself
- If you use a spray: unit off at the breaker, filters out, spray only the front fins, nozzle at 10–15 cm, avoid the right side where the electronics sit, wait 15 minutes, refit filters, run Cool 30 minutes with the window open.
- Choose neutral-pH products, no chlorine, no strong fragrance.
- Filters every two weeks and 'Fan' before shut-off do more than any spray.
What NOT to do
- Do not spray into the outlet grille towards the roller – you will not reach it but you will wet the motor.
- Do not use a spray on a unit that already smells – wash first.
- Do not use kitchen spray, bleach, alcohol or 'all-purpose' – they corrode aluminium.
Prevention
The realistic rhythm: full sanitising annually, filters every two weeks, daily drying; spray is optional and only on a clean unit.
