Restaurant — the dining room near the kitchen, units picking up grease from the air

Editorial guide · Updated 18 September 2026

In short Short answer: monthly is too often for the evaporator, but the filters really do need more attention than at a regular office — every two weeks, sometimes weekly if grease is visible; for full sanitising (evaporator, roller, pan), 3–4 visits a year are realistic for a dining room next to a kitchen, versus 2 for an office with no grease source. Aerosolised grease sticks to the wet evaporator faster than ordinary dust and feeds the biofilm.

Situation discussed

We have a restaurant in the Old Town, the dining room is 8 metres from the kitchen, the door between them is often left open. The 4 units in the dining room (ceiling cassette) have a sticky film on the grille, and it smells of roast when they start in the morning. A window cleaner told me 'at a restaurant it needs cleaning monthly', but that seems excessive for an air conditioner. What do you say, as professionals?

What is really happening

A daily-used unit's filter accumulates about 5 times more fungal load than the carpet in the same room, and sponge-type filters retain 3–5 times more bacterial and fungal mass than polyester ones — airborne grease has a similar effect, sticking particles to the wet surface. Filter efficiency is the most important factor determining how fast the evaporator fouls, which is why frequently cleaned filters reduce how often full sanitising is needed.

  1. Start with the manufacturer’s instructions.
  2. Consider operating hours, environment and observations.
  3. Plan checks and record completed work.

One fixed interval does not suit every unit and home.

What the studies say

What we do on site

  1. Each ceiling cassette: sealed cover/collection bag around the cassette frame, alkaline detergent, adjustable pressure wash of evaporator, roller, pan and hose, fragrance-free sanitising, filters, outdoor unit (likely on the terrace/roof) in place.
  2. We schedule early morning, before opening, so there is no detergent smell in the dining room during service.
  3. See current rates on the Prices page.
  4. We recommend one staff member responsible for filters — we show you how to remove them on a ceiling cassette, it's simpler than a wall unit.

What you can do yourself

  • Keep the kitchen door closed as much as possible — less grease reaches the dining room.
  • Filters every two weeks, weekly if you see grease on the grille.
  • A well-maintained kitchen extractor hood greatly reduces the problem in the dining room.

What NOT to do

  • Do not sanitise the evaporator monthly — needlessly often and costly; frequent filters are the real fix.
  • Do not leave dining-room units on 'auto' next to a kitchen with dirty filters — the roast smell sticks to the biofilm and stays.

Prevention

Dining room next to a kitchen: filters every 2 weeks (or weekly), full sanitising 3–4 times a year, mornings before opening.
