Dental clinic in Pipera – what does AC sanitising involve for a medical space?

We have a dental clinic with 3 treatment rooms and a waiting room in Pipera, Mitsubishi wall units (2 × 12,000, 2 × 9,000 BTU), 3 years old. At the last inspection we were asked for proof of maintenance of the air-conditioning system. What does proper sanitising mean for a medical practice and what documents do we get?
What is really happening
In a treatment room, aerosols from the handpiece and scaler load the air with fine droplets that reach the cold evaporator, and patients follow one another all day – so a permanently wet evaporator and a large flow of people breathing what the unit blows. Ventilation-system hygiene standards (EN 15780) place medical spaces in the high cleanliness class, with more frequent inspections than offices; ASHRAE 62.1 asks for annual coil inspection as a minimum, not a target. For a clinic the reasonable minimum is a full quarterly clean and weekly filters by staff.
- Inspection: assessing condition and symptoms.
- Service check: checks and measurements appropriate to the unit.
- Cleaning: removing deposits.
- Sanitising: suitable treatment of cleaned surfaces.
The actual scope is confirmed before the visit.
- European standard EN 15780 defines cleanliness classes (low, medium, high) for ventilation systems and requires periodic inspections, at least annually. [CEN / BSI, 2011]
- ASHRAE 62.1 requires visual inspection of cooling coils for cleanliness and microbial growth at least once a year and cleaning whenever fouling or microbial growth is observed. [ASHRAE, 2016]
- Split units harbour opportunistic pathogenic bacteria, and temperature, humidity and unit age influence their pathogenic potential. [Building and Environment, 2024]
- Professional cleaning of split-unit components substantially reduced bacterial and fungal counts on all measured components. [Frontiers in Public Health / PubMed Cent, 2024]
What we do on site
- Booked outside patient hours (early morning or Saturday); 4 units = about 4 hours.
- Each unit: sealed double cover, hose to the bucket, foil on the dental unit and chair; alkaline detergent, adjustable pressure wash of evaporator, roller, pan and hose; chlorine-free sanitising.
- Filters washed; the 4 outdoor units washed in place.
- Test on each: temperature, drain, noise.
- Signed intervention sheet with the date, list of units, products used (name + data sheet on request), before/after photos – on WhatsApp and to your e-mail if you wish.
- See current rates on the Prices page.
What you can do yourself
- Staff: filters weekly, with warm water; log it in the cleaning register.
- Run the units on 'Fan' for 20 minutes at closing time.
- Keep our sheets in the hygiene file.
What NOT to do
- Do not use surface disinfectant spray in the units' grilles – it does not reach the biofilm and leaves residue.
- Do not accept a 'sanitising certificate' without a sheet stating what was actually done.
Prevention
Medical practice: full quarterly clean in season (minimum twice a year), filters weekly.
