Pressurised water in an electrical appliance on the wall – is it really safe?

I am an engineer and have a reservation: the unit (9,000 BTU Mitsubishi, bedroom, Băneasa) has a control board, motor, sensors. How do you pressure-wash it without ruining it? What pressure, what flow, what do you protect? I have heard of units 'dead after sanitising'.
What is really happening
The wet zone of a split (evaporator, roller, pan, condensate hose) is structurally separated from the electrical zone; manufacturers themselves describe cleaning with water and neutral detergent and only forbid solvents. The adjustable-pressure jet has two roles: to penetrate between the evaporator fins to the back, where sprays never reach, and to lift deposits from between the roller blades – the most contaminated component. The roller motor sits on the right, outside the cover; the evaporator temperature sensor is a sealed thermistor that tolerates water. Drying on 'Fan' before 'Cool' removes residual moisture from connectors.
- The area and sensitive components are protected before work.
- The cover collects wash water.
- The hose directs water into a container.
- Manufacturers prohibit benzine, thinner, scouring powder or insecticide on the indoor unit; only water and neutral detergent are allowed. [Mitsubishi Electric, 2020]
- The blower (cross-flow fan) is the most fungus-contaminated component of a split unit, more than the filter or the front of the evaporator. [Indoor Air, 2023]
- Washing with alkaline detergent, brushing and high-pressure rinsing reduces fungi inside the unit by more than 99%. [Indoor Air, 2023]
- A typical evaporator fouls enough to double its pressure drop in about 7.5 years, reducing airflow by 5–7% and raising fan power by 1–10%. [Lawrence Berkeley National Laboratory / , 2002]
What we do on site
- Power off at the breaker; we check with a tester that there is no voltage.
- Electrical box and motor covered with film and tape; sensor connectors checked to be outside the wet zone.
- Double waterproof cover sealed to the wall, 2 m hose to the bucket; foil on the bed.
- Alkaline detergent, contact time; adjustable pressure wash – higher on the fins, low on the roller, jet from front to back, never sideways towards the electrical box.
- Pan and condensate hose flushed until clear; sanitising; filters.
- Outdoor unit: condenser washed in place with a wide jet; the inverter board is in the upper box, we protect it and keep it dry.
- 20–30 minutes on 'Fan' before the first 'Cool'; temperature and noise test. See current rates on the Prices page.
What you can do yourself
- Ask any company: 'do you cut the power and protect the electrical box?' – if they hesitate, no.
- Ask them to run the unit on 'Fan' before 'Cool' at the end.
What NOT to do
- Do not accept washing with the unit powered 'because it's faster'.
- Do not accept car-wash pressure washers without pressure adjustment on the indoor unit.
Prevention
Done correctly, annual washing extends the unit's life rather than shortening it – dirt is what kills motors, not water.
