What is really happening
The difference between methods is not cosmetic: mechanical pressure washing reduces fungi inside by over 99%, while the efficacy of laboratory-tested antifungal agents varies widely and many do not remove spores already deposited on surfaces. A surface spray, with no brushing or rinsing, leaves exactly the most contaminated components — the blower and the condensate pan — untreated; the low price reflects the low time spent, not a more efficient method someone else discovered.
- Inspection: assessing condition and symptoms.
- Service check: checks and measurements appropriate to the unit.
- Cleaning: removing deposits.
- Sanitising: suitable treatment of cleaned surfaces.
The actual scope is confirmed before the visit.
- Washing with alkaline detergent, brushing and high-pressure rinsing reduces fungi inside the unit by more than 99%. [Indoor Air, 2023]
- Antifungal agents tested in the laboratory show variable efficacy against indoor air fungi, and many do not remove already-deposited spores. [International Journal of Environmental R, 2015]
- The blower (cross-flow fan) is the most fungus-contaminated component of a split unit, more than the filter or the front of the evaporator. [Indoor Air, 2023]
- The condensate pan of household units had the highest bacterial load (~12,300 CFU/cm²), over 20 times the 500 CFU/cm² limit for public spaces. [Frontiers in Public Health / PubMed Cent, 2024]
What we do on site
- We recommend asking any company, including us: is the grille/housing dismantled? Is it pressure-washed or just sprayed? How long does it actually take?
- See current rates on the Prices page.
- See current rates on the Prices page.
What you can do yourself
- Ask for a photo of the roller/evaporator before washing, from any company — if they can't show it, they probably dismantled nothing.
- Compare the promised time: under 20 minutes for a unit dirty for years is a clear signal.
What NOT to do
- See current rates on the Prices page.
- Do not believe the 'just as good, cheaper' promise without photos or an explanation of the steps.
Prevention
Low price almost always = shorter, less complete process (spray, no dismantling); ask what gets dismantled and how long it takes, from any company.
