How long does a proper service take and what do I need to prepare at home?

Flat in Rahova on Petre Ispirescu, 8th floor, two units (living room and bedroom), both Gree, 5 years old. I work from home and want to know how much of my day it blocks, whether I need to move furniture, whether it makes a mess and whether the neighbours below will get water on their window from the outdoor unit.
What is really happening
The time goes on the things that matter: the alkaline cleaner's contact time (it cannot be rushed), washing the fan roller, which is the most contaminated component and the hardest to wash in place, and flushing the pan and hose until the water runs clear. A 20-minute-per-unit 'service' skips exactly these stages. Mess is only a problem without a cover: with a double cover sealed to the wall and a hose to the bucket, everything that leaves the unit ends up in the bucket, and you see at the end what came out.
- Inspection: assessing condition and symptoms.
- Service check: checks and measurements appropriate to the unit.
- Cleaning: removing deposits.
- Sanitising: suitable treatment of cleaned surfaces.
The actual scope is confirmed before the visit.
- The blower (cross-flow fan) is the most fungus-contaminated component of a split unit, more than the filter or the front of the evaporator. [Indoor Air, 2023]
- Washing with alkaline detergent, brushing and high-pressure rinsing reduces fungi inside the unit by more than 99%. [Indoor Air, 2023]
- The condensate pan of household units had the highest bacterial load (~12,300 CFU/cm²), over 20 times the 500 CFU/cm² limit for public spaces. [Frontiers in Public Health / PubMed Cent, 2024]
- EPA requires condensate pans to be clean and drain lines unobstructed; standing water must be fixed immediately. [US EPA, 2024]
What we do on site
- We arrive with everything: adjustable-pressure washer, covers, foil, buckets, solutions, torch, thermometer. You only need a socket and water at the sink.
- Bedroom first (so it dries while we do the living room): foil on the bed and nightstands, sealed cover under the unit, 2 m hose to the bucket.
- Alkaline cleaner, 5–10 minutes' contact, adjustable pressure wash of evaporator, roller and pan; we flush the condensate hose until it runs clear on the balcony.
- Sanitising, filter washing, drying on 'Fan'; meanwhile we move to the living room with the same protocol.
- The outdoor units on the balcony: washed in place with a wide, low-pressure jet; the run-off is about a summer shower's worth.
- At the end we run both on 'Cool', check the temperature split, drain and noise, and show you the bucket with clear rinse water. See current rates on the Prices page.
What you can do yourself
- Move fragile items off the dresser under the unit.
- If you work from home, book us in the morning: we are done by lunch.
What NOT to do
- Do not accept washing 'without a cover, we'll be careful' – on the 8th floor the black water ends up on the wall and the floor.
- Do not let anyone use full pressure on the outdoor fins; they flatten and efficiency drops.
Prevention
One visit a year, in spring, for both units; you wash the filters every two weeks.
When to call us
Book at 0764 012 943 (WhatsApp), Monday–Saturday 08:00–20:00; Rahova is 15 minutes from us.
