Service, cleaning, sanitising – three different jobs or the same thing at three prices?
This page explains a situation in an editorial format. It is not an open discussion board or a verified customer review. Contact us on WhatsApp about your own appliance.
I do not understand what differs. The units are Gree, 12,000 BTU, 3 years old, one in the living room, one in the children's room. See current rates on the Prices page.
What is really happening
The terms do mean something: 'service' = checking the condition (visual, drain, temperature, noise); 'cleaning' = physically removing dirt and biofilm from the evaporator, roller and pan; 'sanitising' = applying a disinfecting solution to surfaces that are already clean. The EPA principle is clear: mould must be physically removed, not just 'killed', and biocides on dirt have no demonstrated effect. See current rates on the Prices page.
- Inspection: assessing condition and symptoms.
- Service check: checks and measurements appropriate to the unit.
- Cleaning: removing deposits.
- Sanitising: suitable treatment of cleaned surfaces.
The actual scope is confirmed before the visit.
- EPA principle: mould must be physically removed, not merely 'killed'; biocides are not recommended as routine practice. [US EPA, 2024]
- EPA warns that the effectiveness of biocides sprayed into air systems has not been demonstrated and their health effects are uncertain. [US EPA, 2024]
- Mould remains allergenic even when dead, so merely 'killing' it with a spray does not solve the problem – it must be physically removed. [US EPA, 2024]
- Washing with alkaline detergent, brushing and high-pressure rinsing reduces fungi inside the unit by more than 99%. [Indoor Air, 2023]
What we do on site
- Inspection (the 'service'): evaporator, roller, pan, drain, connections visually, temperature split – on both units.
- Cleaning: sealed double waterproof cover, hose to the bucket, alkaline solution, adjustable pressure wash of the evaporator, roller, pan and hose, in place.
- Sanitising: the second solution on the clean surfaces, including pan and louvres; filters washed.
- Outdoor units in the yard: washed in place.
- Final test, bucket with clear water, photos. See current rates on the Prices page.
What you can do yourself
- When you get a list, ask: 'does sanitising involve washing the evaporator with water or only spraying?' – the answer says it all.
What NOT to do
- Do not buy 'sanitising' separately from cleaning; it is spray on dirt.
- See current rates on the Prices page.
Prevention
Living room: once a year. Children's room: twice a year if used at night too.
