How do I check the condensate drain isn't blocked before it drips on my floor?

Editorial guide · Updated 18 September 2026

In short Short answer: run the unit on 'Cool' at 18 °C, fan on maximum, on a humid day, and after 20–30 minutes look at the end of the drain hose outside – it should drip steadily. If nothing drips although the unit cools, water is collecting somewhere; that is the sign the pan or hose are silted up and need flushing before they overflow.

Situation discussed

Last year in Militari my unit dripped onto the new parquet and I had to replace three boards. Now I have moved to Colentina, 9,000 BTU Gree in the bedroom, age unknown (it was the previous owner's). How do I check the drain preventively, without waiting for the puddle?

What is really happening

This description suggests a possible cause that needs checking at the unit. Age, price or symptoms alone cannot confirm the fault, contamination or work required.

Explanatory diagramWeak cooling has more than one possible cause
Weak cooling has more than one possible cause
  1. Settings and room conditions.
  2. Restricted airflow or dirty components.
  3. A technical issue requiring measurements.

Do not automatically assume low refrigerant.

What the studies say
  • The condensate pan of household units had the highest bacterial load (~12,300 CFU/cm²), over 20 times the 500 CFU/cm² limit for public spaces. [Frontiers in Public Health / PubMed Cent, 2024]
  • EPA requires condensate pans to be clean and drain lines unobstructed; standing water must be fixed immediately. [US EPA, 2024]
  • Washing with alkaline detergent, brushing and high-pressure rinsing reduces fungi inside the unit by more than 99%. [Indoor Air, 2023]

What we do on site

  1. We inspect the pan with a torch and photograph it; we check the hose slope and the outdoor end.
  2. Sealed double cover under the unit, 2 m hose to the bucket, foil on the bed.
  3. Alkaline cleaning of the evaporator, roller and pan; adjustable pressure wash in place.
  4. We flush the pan and condensate hose with water until it runs clear at the outdoor end – that is the real drain test.
  5. Sanitising, filters, outdoor unit washed in place, final 'Cool' test checking the drip. See current rates on the Prices page.

What you can do yourself

  • The drip test at the start of each summer.
  • Put a plate under the unit at the first start of the season, at least for a day.

What NOT to do

  • Do not blow into the hose from outside with a compressor – you push the sludge back into the pan and onto the board.
  • Do not pour bleach into the pan 'to unblock it'.

Prevention

Pan and hose flushed yearly = no surprises on the floor.
